Smart home with Home Assistant for houses and offices in Mallorca: local control, no cloud dependency

A smart home built on Home Assistant is the most sensible way we know to automate a house or an office in Mallorca without being tied to one brand's app. Lighting, blinds, climate, access, cameras and electricity consumption are all controlled from a single system that lives inside your home, on a small device connected to your network. If tomorrow the internet goes down in your neighbourhood or a manufacturer decides to shut its cloud service, everything keeps working just the same. In this guide we explain what it is, what can be integrated and what a project with us looks like.

What Home Assistant is, explained without jargon

Home Assistant is an open-source program that acts as the brain of your installation. It is installed on a small computer (about the size of a router) that stays in your home or office, and from there it talks to every device: the smart plugs, the thermostat, the blind motors, the door lock, the energy meter, the solar inverter.

The important point is that it belongs to no brand. You can mix devices from different manufacturers and they all appear on the same screen, under the same rules. You operate it from your phone, from a tablet on the wall or from the computer, with an app that also works when you are away from home.

We install it, configure it and leave it documented. You do not have to learn to program it, although if you enjoy tinkering, you have full access.

Why local control matters in Mallorca

Most of the "smart" devices sold in big retail chains depend on a manufacturer's server. You tap in the app, the command travels to a data centre in another country and comes back to your house. That has three very concrete problems here:

• Internet outages. In many parts of the island, especially outside Palma and in the Pla, the connection drops with storms or roadworks. With local control, lighting, climate and blinds keep responding from the internal network.
• Power cuts. When the power returns, a local system starts up on its own and restores the state of every device. With the cloud, every gadget has to reconnect by itself and does not always manage it.
• Brands that shut down. It has happened several times: a manufacturer stops providing support and its devices become paperweights. With Home Assistant, if a manufacturer disappears, the equipment stays integrated through open protocols such as Zigbee, Z-Wave, Modbus or MQTT.

There is an added advantage: privacy. Cameras, presence sensors and consumption history stay in your home. Nobody outside has access unless you decide so.

What can be integrated in your house or office

Almost anything with a cable or a radio. In a typical project in Mallorca we usually come across the following:

• Lighting: switches, dimmers and LED strips, both new and retrofitted to the existing installation with modules hidden behind the wall plate.
• Blinds and awnings: motors with position feedback that raise or lower according to the time, the sun or the wind.
• Climate: ducted air conditioning or split units, underfloor heating, heat pumps and air-source heating, with zone and schedule control.
• Access: entry phone, garage door, electronic locks and temporary codes.
• Cameras: local recording, alerts when there is movement on the plot and a quick view from your phone.
• Energy: per-circuit meters, solar inverters and batteries (Victron, Fronius, Huawei and others), with production and consumption graphs.
• Irrigation and pool: sector-based scheduling, pool filtration and water level.

With everything integrated, scenes and presence come into play. A scene is a set of actions triggered with a single tap: "Leaving home" switches off lights and climate, lowers the blinds and arms the cameras. Presence is detected through each person's phone or through sensors in the rooms, and it allows simple, useful things: the heating drops when nobody is in, the hallway lights softly at night, the living room blind closes at midday in August so the house does not bake.

Second homes, holiday lets and offices

A significant share of our clients in Mallorca have a second home or a holiday let. There, a smart home has very direct value:

• Preparing the house before arrival: climate on two hours ahead, water heater activated, blinds open.
• Knowing what is happening when you are away: high humidity in the basement, a dripping tap, a door left open, a power cut.
• Managing guest check-ins with codes that expire on their own, with no physical keys and no trips out.
• Limiting consumption: the air conditioning switches off if a window has been open for a while or if the flat is empty.

In offices and commercial premises the approach is similar, with different priorities. Switch-on and switch-off schedules, zoned climate so empty rooms are not heated, access control for staff and visitors, and an electricity consumption log that shows where the bill is going. All from the same screen and without depending on each installer's app.

Frequently asked questions

Does Home Assistant work if the internet goes down?

Yes. Everything that happens inside the house (lighting, blinds, climate, access, automations) keeps working because the system is on your local network. The only things you lose while the outage lasts are access from outside and alerts to your phone, which resume on their own when the connection returns.

Do I have to replace the whole electrical installation?

In most cases, no. Small modules are installed behind the existing switches or in the distribution board, and the wall switches keep working as always. In a new build or a full renovation more comprehensive wiring can be considered, but we decide that together during the technical visit according to what you want to achieve.

How much does a Home Assistant smart home project cost?

It depends on the size of the house or office, on what you already have installed and on what you want to control. That is why we do not give figures over the phone: we carry out a technical visit and deliver a fixed price in writing before touching anything.
